Property group touts industrial growth

Ground was recently broken on a ninth and 10th industrial projects in the SouthPoint Industrial Park in Huntsville-annexed Limestone County.

The groundbreakings represented the third and fourth projects in the park within the last 12 months, according to a press release from the Clinton, Tennessee-based Hollingsworth Companies.

The two new lots are designed to support industrial facilities from 108,960 to 195,360 square feet with an additional lot that will support facilities up to 327,600 square feet. The lots are available for build-to-suit projects focused on light manufacturing, warehousing and distribution.

Tom Hill, president of the Limestone County Economic Development Association, described the two new lots as “a real plus” for the area. He added his office would continue to work with Hollingsworth to help recruit occupants.

The release said the SouthPoint expansion has been indirectly fueled by Huntsville’s existing top employers, including Redstone Arsenal (35,000 employees), Marshall Space Flight Center (6,500 employees) and Boeing (2,600 employees).

More than 9,000 new jobs have been created across Huntsville over the last three years, the release said. Polaris, for example, has brought 2,000 jobs to the Huntsville area.

Additional growth is expected because the joint $1.6 billion Mazda-Toyota manufacturing facility is expected to create up to 4,000 jobs, which doesn’t include related suppliers. One of those suppliers, Bocar, is building a $117 million, tier-2 manufacturing facility in the SouthPoint Industrial Complex. The project should provide 305 jobs.

“Clearly there is a demand for industrial buildings in Limestone County and this will continue to increase with the new Mazda-Toyota assembly plant,” Limestone County Commission Chairman Mark Yarbrough said. “These new facilities will be a welcome addition to the available inventory of high quality industrial space in our area.”

Available properties

In addition to the two new pregraded sites in SouthPoint, two completed buildings are available for lease — a 227,600-square-foot class A building with 14 loading docks and 30-foot clear height and a 108,960-square-foot building with six loading docks and a 32-foot clear height. Both buildings include LED lighting, 60-by-60-foot column spacing and ESFR fire suppression system. Both are suitable for light manufacturing, warehouse or distribution space.
